Total annual cost, not the headline fee

What does an HOA management company actually do?
Day to day: assessment collection and accounting, monthly financial reporting with invoices attached, vendor bidding and supervision for landscaping, snow removal, and common-area maintenance, fair CC&R enforcement with documented due process, board meeting preparation and minutes, owner communications and portal support, and a 24/7 emergency line. The board keeps every decision; the manager executes them and reports back.
How is HOA management different from rental property management?
An HOA manager works for the association and carries out board-approved community operations. A rental manager works for landlords and tenants. Stellar serves community associations only and does not manage rental apartments.
How much does HOA management cost in Chicago?
Stellar HOA management starts at $20 per unit per month, quoted as a flat monthly fee based on your community’s size, common areas, amenities, financial complexity, and service scope. We never price as a percentage of your budget, and we do not add a separate capital-project planning or oversight fee. Third-party costs such as contractors, engineers, and attorneys remain association expenses.
Can Stellar help an HOA enforce rules consistently?

Can our HOA switch management companies before the contract ends?
Usually, yes — most Chicago-area management contracts allow termination with 30 to 90 days written notice, and some allow immediate termination for cause. Have your board review the termination clause, then time the notice so our managed 30–60 day transition lands at the handover date. We coordinate records, banking, vendors, and owner communication so the community never feels the seam.
